Here’s an in-depth look at some of the best gated communities to live in on the Riviera Maya, what makes each special, and how to pick the right one for your lifestyle.  What to look for in a gated community

Before choosing a specific development, keep these criteria in mind:

  • Amenities & infrastructure — beach access, golf, marina, beach club, parks, shopping, reliable roads and services.
  • Location & connectivity — proximity to beaches, town centers, airport, major roads.
  • Community type & scale — Some are resort-style, others predominantly residential; some for families, others for retirees or investment.
  • Sustainability / environment / lifestyle setting — Jungle settings, beachfront, marina, low-density vs more built up.

Top gated communities in the Riviera Maya

1. Playacar (Playa Del Carmen)

  • Playacar is one of the most established residential gated communities in the region. 
  • It’s located just on the southern edge of Playa Del Carmen. Residents like it because you get tropical living, gated security, yet you are still close to restaurants, shopping and the city’s amenities. See our full article about Playacar Phase 1 & 2
  • The community is split roughly into Phase I (beachfront villas and homes) and Phase II (golf course homes, condos, more inland). 
    What stands out: Beach access, mature landscaping, a strong mix of full-time residents and vacation homes, good for families/retirees who want something upscale but not overly remote.
    Things to consider: Because it’s so desirable and well-known, pricing is higher than some lesser-known communities; also, expect some traffic or tourism overflow in the nearby city. In Phase 2 of Playacar you will find many large all-inclusive resorts. While most of the tourist activity is location along the beach side of Playacar, you still will encounter buses, taxis and other transportation coming and going on a daily basis.

2. Puerto Aventuras

  • A self-contained gated town built around a marina, canal system, golf course and beach club. 
  • Located between Playa Del Carmen and Tulum (about 20 minutes south of Playa) — so you get some separation from the busiest tourist zones.

    What stands out: Ideal for residents who want a quiet, gated lifestyle, yet still lots of amenities and a sense of community. Great for families, boating-enthusiasts, retirees. Of all the gated communities mentioned here, this one has the most high-income earners living in it. It is also most likely the most secure communities with only one entrance. 
    Things to consider: Because of its specialized nature (marina homes etc.) some properties will carry premiums; access to larger city amenities still requires driving. Puerto Aventuras is less of a rental community and more of a livable area for residents. Compared to other gated communities, this one and El Cielo will have the least number of rental properties. 

 

3. Corasol (Northern Playa Del Carmen)

  • A newer, high-end gated resort-style residential community. It emphasizes ultra-luxury, resort amenities, beachfront, golf course and a strong design orientation. Some refer to this as the next Playacar because it is on the opposite end of Playa and a large, gated community also. It recently was bought by wealthy Mexican developers and is undergoing a renovation and building boom.

    What stands out: Very premium properties, resort-style amenities, excellent design and architecture. About 60% of this project is dedicated to green spaces. So, there is a lot of open space, golf course and wooded parts of Corasol. Of all four gated communities, this one is the greenest. 
    Things to consider: Because of the luxury level, entry price may be higher, and fewer off-resort neighbors which for some means less “town feel”. There are all inclusive hotels in Corasol, but they feel very off to themselves. There are also very few restaurants in Corasol and you might find yourself leaving the neighborhood more than say Playacar or Puerto Aventuras.

4. El Cielo Residencial (North Playa Del Carmen)

  • This community is positioned as a quieter value option within the greater Playa Del Carmen area. It offers modern homes, condos, secure entrance, and good infrastructure at a somewhat lower price point than ultra-luxury enclaves. See our full article here about the El Cielo gated community
    What stands out: Good for families or full-time residents who want gated security, modern living, but not necessarily peak luxury. This community will is the easiest to buy land a build a house. This is one of the things that makes this gated community stand out. 
    Things to consider: While still good, you may not get the resort-club level amenities of the top-tier sites; location is a bit further from the central tourist hub. This is the only one of the four gated communities mentioned here that does not have a golf course. This is out of the downtown and father our than Playacar or Corasol. Playa is growing northward, so this area will see growth outside the gates, bring more businesses and services closer. It is also on the main highway between Playa and Cancun, so traffic is a growing issue.

 How to decide which one is right for you

When narrowing down your choice, ask yourself:

  • Are you looking for vacation-style living (resort amenities, beach club, high rental potential) or full-time residence (schools, community, daily living conveniences)?
  • Do you prioritize beachfront, golf, marina or quiet jungle/nature setting?
  • Is being very close to town/shops/airport key, or do you prefer some distance from tourist zones?
  • What is your budget, and what property type appeals (condo vs single-family villa vs lot for custom build)?
  • What is your timeline and intention (investment, rental income, retirement, full-time move)?
  • What is your tolerance for HOA/maintenance/fees, and are you comfortable with gated-community protocols?

  1. We have always loved Playacar. We used to vacation in the hotels and then we decided that we wanted to move to the area. Playacar was pour vacation place but now makes us feel like we are living on vacation. We love to the established trees and green spaces. It is very accessible to both the downtown and shopping centers.
