When Should You Use a Rental Agent and When Is It Better to Do It Yourself?

Here are a couple of scenarios you might be in, and these will dictate if it is good to use a rental agent or not. 

Do it yourself if….

  • If you are looking for a long-term rental for somewhere between 10,000 pesos and 15,000 pesos a month it is better to look on your own. For one, these cheaper rentals are few and far between now. Most of these will be with local owners that do not want to pay a commission for someone helping you. 
  • You are looking on the other side of the highway, (west side) many agents don’t work in that area. 

Work with a rental agent if….

  • If you have limited time to look around at available units. 
  • Have not rented before and are not familiar with the rental market in Playa Del Carmen. 
  • Want the extra level of security that everything gets checked. 
  • Want access to rentals that are not yet online. Rental agents know when some units are going to be available, but they are not advertised as available yet.

  • Standard Rentals: You can find one-bedroom vacation rentals for $700-$1000 USD a month.  Rentals of two bedrooms usually starts at $1,200 USD a month. These are typically apartments or small condos located in the downtown area. These tend to be in older buildings and have been rented out for a few years. 
  • Luxury Rentals: High-end properties with ocean views, private pools, or resort-like amenities can range from $1000-$6000 USD a month. This can include studios, lofts, and 1-to-3-bedroom properties. Most of these properties will be in newer buildings and in prime locations in the downtown area or Playacar. Most of the furnishings will be from designer stores or upmarket design. 

It is important to note when you compare properties to take into account the extra amenities. For example, two condos that are both one bedroom one bath might be 18,000 pesos and the other is 27,000 pesos. This does not mean that one is a deal and one is overpriced . Things like parking, an onsite gym, pool, workspace, reception, and other services can make both condos a good value depending on what you want in a rental. 

Choosing the Right Neighborhood

One of the biggest decisions you’ll make isn’t simply choosing a property, it’s deciding where you want to live. Most people choose the downtown, Playacar, or Corasol areas to live in. 

Downtown Playa Del Carmen is ideal for people who want restaurants, shopping, nightlife, and the beach within walking distance. Playacar offers a quieter, gated environment with larger homes, walking trails, golf courses, and a more residential atmosphere. Zazil-Ha (north end of downtown near CTM Avenue) has become popular with digital nomads and long-term residents because of its relaxed vibe and proximity to Coco Beach, while newer residential communities on the outskirts of the city often provide excellent value with amenities such as pools, gyms, coworking spaces, and twenty-four-hour security.

Questions You Should Ask Before Signing a Lease

Before committing to any rental, make sure you understand the details of the agreement. Some of the most important questions include:

  • What utilities are included in the monthly rent? Usually, water and electric are the renter’s responsibility. Gas, internet, and cable tv and usually included. 
  • Is the property fully furnished and in good condition? Have you done a walk through with the owner or representative? 
  • How much is the security deposit, and under what conditions is it refunded? 
  • Are pets allowed?
  • Who is responsible for maintenance and repairs? This is important because in Mexico some repairs are viewed as the tenant’s responsibility.
  • Is parking included?
  • Can the lease be renewed if you decide to stay longer?
  • Is the property for sale and if so, how are showings handled and what consideration is given to the rental contract.
