How Much Are Condos in Playa Del Carmen?
If you have thought about moving to Playa Del Carmen or just buying a place to use sometime, how much are condos now? What can you get with your money? We know less people are looking to buy a condo this year making it more of a buyers’ market. Does this mean that prices are coming down? Well, not really. The Riviera Maya has a lot of different real estate markets, and each one is different this year. We talk more about each town and what is happening in real estate in the Riviera Maya this year in this article.
Playa Del Carmen has been steady lately because, unlike some trendy markets, people are appreciating Playa for what it has to offer in terms of services. Playa has become more of a complete city. Prices are not really changing much, a couple of years ago you would have paid the same for a condo, but it would have a better location and a little more space. Most newer condos are similar in price to recent years, but smaller in size.
Playa Del Carmen Condo Prices Compared to Other Cities
Since everyone looks at the price of the condo first, it is important to look at the overall expenses with condo ownership in Playa Del Carmen. A few big differences between Playa and let’s say Miami, are the real estate taxes, HOA fees, and homeowners’ insurance. Some of the prices in Playa might seem a little more than some expect, but when you factor in the other expenses, you will be paying much less for that condo to live in.
Here is a breakdown of expenses. In some parts of the world insurance is sky rocking and adding a lot to monthly payments. Insurance, HOA, and property taxes are all low in Mexico. Since most condos are bought with cash and there are few people that finance their purchases, mortgages are not really an expense in Mexico.
There is one fee that you do have in Mexico, it is the bank trust (fideicomiso). This is if you buy in the restricted zone (50km from the coastline), which applies to Playa Del Carmen. If you are individuals and buying, this is something that is a yearly fee you pay to the bank to hold the title. If you buy via corporation, you do not have this fee.
So, when you look at two condos worth $200,000 USD, you would spend between $12,384-$13,680 USD more per year on expenses with a condo in Miami, Florida. It is important to look at the overall costs of owning a condo and where it is. Playa Del Carmen offers much lower monthly expenses than many other places.

Just a Few Words About How We Selected These Condos
We did not randomly select things off the internet for this list. It is important to understand a little the real estate market in Playa.
- Since there is no MLS (Multiple Listing Service), many times people list the same property for different prices on different websites. Some not so good realtors will post prices artificially low to generate interests. Other times people advertise units that are already sold, only to try to get a client and sell them something else.
- It is very important to work with a realtor that has many years of experience in the area. Knowing the reputation of builders is important. Some builders are only working on their first project in the area. Other builders are known for cutting corners and sometimes not being sufficiently financed in order to finish the project.

We are going to show you a range of condos that are for sale now. This will show you the cheaper end all the way to luxury condo prices in Playa Del Carmen.
Let’s Start with an Entry Level Property in Playa $160,769 USD
People do like to start at the lower end to see what the entry level into the condo market is. This condo is one of the cheaper starting prices. This new property is in the downtown but on the other side of 30th Avenue near the Walmart. This is considered an edge community to the center of downtown.
This is a studio condo with a size of 447.45 sq feet (41.57 sq meters). This means the price per square foot is about $360 USD. This is one of the factors you can compare condos in Playa Del Carmen.
The condo comes with a built-in cooktop, over and refrigerator. The Ceiling fan, window covers and air conditioning is included. A built-in bookcase is also included.
This condo is good for a single person that knows they want to be around Playa for a few years. This condo can save you money on rent and be an investment for you. This area does have some short-term rentals but tends to be more longer-term rentals or people looking to live most of the year in the condos.

Building Amenities
This condo buildings amenities are: elevator, coworking space, yoga area, gym, rooftop bar, pool and lobby.

Second Condo Up, $178,672 USD in Up-and-Coming Neighborhood
This condo is located in a building with 36 units. In the building there are one- and two-bedroom units. This one is a two-bedroom one bath condo. The size is 752.19 sq feet (689.88 sq. meters). This means the square foot price is about $238 USD. Included in the unit are window coverings, microwave, refrigerator and stove.
This condo building is on the south end of Playa Del Carmen below Juarez Avenue. This is another edge neighborhood of the center of downtown. The area has been getting some new development over the most recent years. The “big if” in this area is the small airport in Playa. It has been talked about for years to close and move. This would have a major impact on the south end of Playa is this happens. It would open a huge new area to be reused, developed and planed integration to the street grid again.
This condo in our opinion is good for a couple that wants to spend a good amount of the year or full time in Playa. If you want to live economically in Playa, this is a good start. This is one of the lowest prices for a two-bedroom condo in the downtown area. If you are also looking to rent out your place for periods, this is possible, but it should be noted that this area is not as popular as the center of downtown. Thinking of longer-term rentals or having friends use the condo during the year can also be a good option.

Studio Condo in the Downtown Area $193,962 USD
This Studio is in a condo building with 22 units. This studio offers a balcony and comes with a microwave and refrigerator. The size of this studio is 661.98 sq feet (61.5 sq meters). This means the construction costs are $293 USD per foot.
The location of this condo is on the north end of the downtown above CTM Avenue. This area is called Colosio. In this area there is a mix of locals, digital nomads and artist that like the close location to the center, but the lower prices of the area.
This studio condo is good for a single person or young active couple that want to enjoy the sunshine and outdoor living of the Riviera Maya.

Luxury 1 Bedroom Condo in the Downtown of Playa Del Carmen $419,300 USD
This condo is on a quieter street just 1/2 blocks from 5th Avenue. The one-bedroom unit offers essential appliances, including a refrigerator, microwave, electric stove with hood, ceiling fan, air conditioning, quartz countertops, marble floors, luxurious bathroom finishes, closets, and a bookshelf.
The size of this one-bedroom condo is 748.63 sq feet which makes this property $560 USD per foot of construction.
This property is good for the couple that might like to spend some time of the year in Playa and rent out the condo when not here. This condo will rent better since it is so close to 5th Avenue and the more central location.

Playacar 3 Bedroom Condo in Luxury Building $606,183 USD
Playacar is the private gated community on the southern end of Playa Del Carmen. This planned community is in two phases, 1 & 2. Phase 1 is smaller and mostly residential homes. Phase 2 has mix of large all-inclusive hotels, condos, houses and a few restaurants and services.
Playacar sits just south of the busy center of Playa Del Carmen and right next to the beginning of famous Fifth Avenue. It is one of those areas that feels a little calmer and more residential, but you are still very close to everything. It is also one of the more secure and well-kept communities in the Riviera Maya, with lots of tropical greenery that makes it feel like a park in many places.
Living in Playacar has a different feel compared to the rest of Playa Del Carmen. You can ride bikes along the paths that run through the neighborhood, see wildlife at the small aviary, or come across a few ancient Mayan ruins tucked into the area. Many people also love that the beach here tends to be quieter and a little more relaxed than the main beaches closer to downtown.
