tWhat Is Going on with Real Estate in The Riviera Maya
Real estate is big business in the Riviera Maya. For the past few decades cities have been growing, people have been investing and tourism has been helping fuel the real estate market. But there have been some shifts in how it is all working. Gone are the days of buying and renting your property out to make a good ROI (return on investment). Tourism has been changing and real estate is evolving. Here are how all the different areas of the Riviera Maya are doing, including Playa Del Carmen. We will also address how is the market now, should you buy, and what to expect.
What Has Happened in the Past Two Years for Real Estate
Let’s start with the trends in the past two years. The boom town of Tulum has now slowed drastically the number of projects under construction has been turned down to a trickle. Tourism numbers in 2025 and 2026 were down not only in Tulum, but the whole Riviera Maya. This has shifted attention from buying investment properties and more about properties to live in. Less attention is being paid to return on investment and more on buying because people like the lifestyle.
Investors have been sticking to safer areas that traditionally deliver. Luxury rentals, 3-bedroom condos, penthouses, and properties in good locations have become the best bets for investment properties. People that have bought small condos, 1-bedroom units, in large buildings with many similar apartments, and in fringe areas are seeing the lowest returns.
Now let’s talk about each of the main areas in the Riviera Maya and surrounding area.
Are Real Estate Prices Coming Down?
A little, but that is it. Why are prices not dropping more if rentals and tourism is down so much? The real estate market is and odd place in the Riviera Maya. There are several factors that keep prices stable.
- Most sales are in cash. This means when there is a pandemic or other downturn, people don’t worry too much because things are paid for. Bubbles grow and bust when people are over extended and people are forced to sell to cut losses. This does not happen in the Rivier Maya.
- Materials are up. Prices for building materials have gone up 20-30% since 2020. This means that the same condo built in the past few years costs a lot more to build. To counterbalance this price hike, builders are making units smaller and cutting some corners on quality. It might seem like prices are not changing much, but the price per square meter is actually going up
- Developers make somewhere between 10% and 20% of the price of a condo. The rest of the costs goes into building materials, labor, permits, sales promotion and commissions for the sale. This means there is not a lot of room for a developer to lower prices.
- Property taxes are cheap in Mexico. Owners can sit on a property and wait for the price they want because they pay very little yearly property taxes. Many condos are only a few hundred dollars a year in taxes.
- Prices for what you get in the Riviera Maya are much more affordable than many other countries. This means there is still interest from potential international buyers, and those buyers still see attractive prices in comparison to where they are.
All of these factors help keep prices stable. Yes, there is a little more negotiating room and some extras thrown in, but don’t wait for a sale to jump into the market. Tulum is the one exception in the area. Since so much construction sitting empty and people are wanting to sell, there are some good deals. Some condos and houses in Tulum have seen 20-30% off the purchase price (more on this below in our Tulum section).
Real Estate in Cancun
Cancun Real Estate has been one of the brighter spots lately. It is one of the areas that people are buying. Many people are looking at Cancun as an affordable city on the Caribbean. It is kind of the cheaper Miami. Cancun has a definitely different feel than the rest of the Riviera Maya. I is the biggest city in the state and offers more condos in large buildings than anywhere else in the area.
Cancun has been going through an infrastructure mini boom. The biggest project has been the bridge across the lagoon to the Hotel Zone. This was built to alleviate some of the congestion in the Hotel Zone that only has two entrances and exits. This project connects two new areas of Cancun and has helped spur development in areas that have new and quicker access to things.
Who is Buying in Cancun Now?
Who is buying in Cancun now? It is mostly Mexicans from other parts of Mexico. This includes families looking to relocate, professionals that are not necessarily working in the tourism sector. Canadians are the second largest group of buyers in Cancun. Most buyers are more focused on living there more of the year rather than a full-time investment property.
Does this mean that all of Cancun is a good purchase now? No. There are three markets in Cancun now. You have a luxury market that is fairly strong. Areas like Puerto Cancun are reshaping Cancun and adding new areas of interest. Then you have families buying houses that are in areas just outside of the downtown. The last market is areas near tourism that can double as a rental when not used. Overall, the Cancun real estate market has slowed, but is outpacing other areas of the Rivera Maya. For now, it is better suited for people looking to live in the area or longer-term investors.

What The Playa Del Carmen Real Estate Market Like Now
Playa Del Carmen can be described as stable, slower than normal but still active. Over the past decade Playa has become a fully functioning city. It has international schools, shopping centers, and more diversification of the workforce beyond tourism. Playa is attracting some people that had been looking down the coast at Tulum and other areas because it is a more livable area.
Since the 2026 summer season was one of the worst for seaweed in recent years, this again has shifted attention away from beachfront condos and more toward neighborhoods. The real estate market has focused more on people moving to the area and less about investors buying condos in the downtown area. Playacar continues to be popular for foreigners because of its setting and good value for living.
Properties That Might Not Benefit You as Much
Here are types of properties that might not be a good purchase.
- Fringe neighborhoods. If you are looking to invest in a rental property, fringe areas around the downtown are the first to feel the effects of less tourism. Most of the time those properties can rent for less, but visitors still will pay to be in a good location.
- Small hotel like condos or small 1 bedroom units. There is just so much competition for small units with hotels and other rentals that these often don’t rent that well. These same units don’t make a good long term livable unit since they are so small, and people eventually want something better to live in.
- Units in large buildings with lots of similar condos. These tend not to be the best investment since the rental market is very competitive. On the other hand, small buildings have the lack of amenities and are not as attractive to renters. So there is a sweet spot somewhere between these two types of properties.

Puerto Aventuras Real Estate Market
Puerto Aventuras is sort of the rock of the Riviera Maya. It stays firm, holds value and always has interest. Because the ocean side of town has limited space, this helps it retain its value and exclusivity. The people looking to buy in Puerto Aventuras are wealthier and are looking to park their money in a more secure location. Buyers know Puerto Aventuras as a solid investment. They mainly buy for livable units, but rentals are also doing well in this area. Because Puerto Aventuras has such a dedicated rental cliental, people come back year over year because it stays the same and is enjoyable. People that visit Puerto Aventuras are going there for the lifestyle and less about the beach. So, if there is seaweed, people still enjoy the area. Plus, Puerto Aventuras is the main port in the area. Those that gravitate to the area are also avid boat and yacht people.
We have an article about Puerto Aventuras real estate here. We also have a video about Puerto Aventuras and what is going on there. This was filmed a short while ago, but the information is still accurate.
Is Anything Happening in Tulum?
Unless you have been living under a rock you have read or heard things about the Tulum real estate market. The floor of Tulum fell out, and tourism has dropped significantly. Also, most new construction has stopped. People that have been used to renting out their units have had a hard time and a portion of those that bought in the past few years are looking to sell.
Would I Buy in Tulum Now?
Quite possibly. There are some good deals now In Tulum. I would not most likely not look at presale units, but something that is a few years old and is being sold at a discount. There are many properties that are selling 20%-30% off the original prices right now in Tulum. I believe the fundamentals of Tulum are good. There are new supermarkets, more shopping opportunities, tons of cool architecture, and low to high end services. The downturn in tourism is pressuring local, state and federal authorities to address problems in Tulum. Does this mean I would be looking to turn my new property in to a rental? No. It will take at least a year before the rental market comes back up to a sustainable level. For now, I would use the property and not worry about trying to rent it.
Previously in this article it was mentioned that developers only make between 10%-20% off a unit. So how can some properties be offered now at 20%-30%off? Some of the units are being sold just to clear the books and take away the liability. The second reason is that some owners already cashed out on rentals in the past few years and can sell below today’s market prices. The third reason is the cost of construction has gone up a lot in the past 6 years. Some of the properties on the market now would cost more to build now, making the price look very attractive.
What Not to do in Tulum Now
There are some deals now in Tulum and for people looking to play the long game, you can do very well. This however does not mean there are pitfalls in the Tulum market now.
- I would stay clear of almost every presale development now. Why? financing has become very tricky and currently there are many projects that were sold as presale and are sitting unfinished because of money issues.
- Don’t buy cheap condos. Entry level condos, small condos, cheap condos, they all have one issue. People don’t really like renting a cheap place, maintenance on cheap condos plus wear and tear will cost you more in the long run. There is way too much competition between hotels, and cheap rentals to really find your niche.
- I would not work with just any realtor. I would want someone that has over 10 years’ experience in the area. Someone that knows the reputation of builders and what things are going to be affecting the prices in the near future, like new roads, developments or infrastructure. I also would never buy from an inhouse sales rep from a development. They only want to sell you in that project. Having a realtor that is a buyer’s agent will look out for your own interest and is able to show you any properties for sale.
Off-The-Beaten-Path Bacalar
Bacalar is not in the Riviera Maya but is south of it and is one of the interesting areas to invest in. For years Bacalar was a stopping off point for people entering or exiting Mexico to Belize. It was a remote place that has a beautiful setting, but very little else going for it. If you have not been to Bacalar in a while, you won’t know how much it has changed. Trendy restaurants, art galleries, luxury hotels, and even the Tren Maya has a stop now in Bacalar.
See our article here about Bacalar and what is going on there, Bacalar Real Estate Market and Investing Information 2026
Some look at Bacalar as the next Tulum. Will it be? No. Locals, environmental groups and the general consensus that building a new city is a bad idea are dictating a slow approach to growing and developing. It also is still farther from airports which prevents people from just dropping in for a short stay. If you also look how Playa Del Carmen learned from Cancun, then how Tulum learned from Playa, Bacalar is also learning from Tulum in its development.
Personally, I have always liked the beautiful Bacalar area. Not only is the lake beautiful, but it is also an area with rich soil, larger trees and is very green. The reason I have not bought in the Bacalar area is because it is far from my other properties and I really would not be able to go there as much as I like. However, for someone that wants to live there or has the ability to visit more frequently, Bacalar holds some good opportunities.
What is Good in Bacalar Now?
There are some high-end townhomes and condos being built with communal access to the lake. This offers lake adjacent living without the costs of owning lakefront property. The luxury properties are priced similarly to others in the Riviera Maya. We will suggest only buying these if you love the unit and area. There is not much room to appreciate in value. Where the appreciation comes from is land with access to the lake. There is only so much lakefront and lake views that it will always come as a premium. There is still lakefront property for sale, but it is getting more expensive every year and what does make it to the market is further away from the center of Bacalar.
Bacalar has benefited from some new infrastructure but besides that, it has benefited by its natural setting. Since 2026 was one of the worst years for seaweed, Bacalar sits on turquoise waters that is impervious to seaweed.
