 Why the Colonia Hollywood Neighborhood is so Popular

The Colonial Hollywood neighborhood of Playa Del Carmen is one of the most popular for people looking to live and stay for a short while in the downtown area. The area is fairly established with many local cafes and restaurants, a park, sports center, tree lined streets, and a sense of community. Personally, I find myself in this area all the time because it has a lot to offer and is central.  If you are looking to move and live in Playa Del Carmen or are looking to stay for an extended stay, this area is one you should explore. Where is the Colonia Hollywood neighborhood?

The Colonia Hollywood neighborhood is in the center of the downtown of Playa Del Carmen. Some people put different boundaries on this neighborhood, but we are saying that Constituyentes Avenue to the south, 34th Street to the north and from 10th Avenue to 30th Avenue is the neighborhood.

What services and things are in and around this neighborhood?

When thinking about where to live or stay in Playa Del Carmen it is important to think about what things you want to be close to. Since many like the fact that you can live or stay in Playa Del Carmen without a car, being central and close to services makes daily life much easier. The neighborhood of Colonia Hollywood excels in this regard. Below are some of the highlights of this neighborhood and what is close by. 

  • Grocery Stores. On the north side of this neighborhood is the newer Chedraui Selecto Supermarket. This is a more gourmet version of the Chedraui brand markets. On the south side of this neighborhood is the Mega/Soriana Supermarket.  This is more a midrange store that has not just groceries but also household items, TV’s, pharmacy, clothes and more. 
  • Dac Market. This is a smaller market that often has items that you cannot find in the supermarkets. Many restaurants use Dac as a supplier. This market has a good selection of fruits and vegetables, herbs, spices, organic items, and some other imported food supplies. 
  • Mario Villanuevo Stadium. This is a large open area where the local soccer team plays. Most of the time though it is open to the public for free. There is a running track, tennis courts, basketball area, a calisthenics gym, and other classes and meetups for working out. Besides being a great place for outdoor activities, this large open space breaks up the skyline and affords many of the surrounding buildings to have a view rather than feeling closed in by other buildings. 
  • Park Escondido. There is a small park in this area. It is located on 24th Street between 10th and 15th Avenues. Most people know it as “the park”. It is a place to take your dog or just to sit to enjoy some outside time. 
  • Great cafes and restaurants. Since this neighborhood has been here and feels a little established, there are some good local cafes and places people like going out for a meal. Many of these will not break the bank and are not priced like the more touristy 5th Avenue restaurants. 
  • 5th Avenue. The main pedestrian street and tourist attraction is just a few blocks from this neighborhood. Even though it is close, 10th Avenue creates a little barrier that keeps this neighborhood a little separate and calmer. 
  • Beach Access. The beach is very accessible from this area. You can walk down Constituyentes Avenue and have great views of sunrise from the prier. Mamitas Beach is also just a few minutes’ walk.

What is renting like in Colonia Hollywood?

Because of the central location of the neighborhood, nice condos and tree lined streets, this area is attractive for renters. This includes both short term and long-term rentals. Colonia Hollywood has people living there that have been there for years and there are those that like renting shorter term because it is central to access much of the downtown. 

If you are coming for a week or so, you might want to be near the beach or 5th Avenue, or this area might just be what you are looking for. For those that are looking for a week to a month-long rental, usually the best option is a website like Airbnb. If you are looking for 1-3 months a vacation rental agency usually is the best place to go. If you are looking for mainly 6 months to a year, we recommend Laua, who is featured in the video. She works with a very reputable rental agency here in Playa Del Carmen and knows this neighborhood specifically well since she has lived in the area for more than 8 years. 

What are rental prices like for mid to long term rentals in this area? Prices depend on seasons, length of rental, if a building is older or newer, and what amenities a building has. In general, here are some ideas of prices that you can find in Colonia Hollywood. Studios and one bedrooms can start around 14,000 pesos (about $700 USD) a month with utilities being extra. two-bedroom condos go for around 20,000-35,000 pesos ($1000-$1750 USD) per month. (The current exchange rates are about 20 USD to 1 Peso).

Tip: There are some that will rent further out from the center to save one rent. It is important to think about taxis, getting to the grocery stores, going out when it rains, etc. Taking taxis in Playa can easily be an extra 2000 pesos a month. You should consider this when thinking about this area and comparing prices of rent.

Real Estate in Colonia Hollywood area of Playa Del Carmen

Colonia Hollywood is a fairly stable neighborhoods that has a mix of older and newer buildings. Since most of this area has been built-up, there are not a ton of projects going up. Currently there are about 5 buildings being built in Colonia Hollywood. Most are smaller buildings with 15-20 units. You can also find older condos (8-16 years old) for resale. The projects that are under construction now will be completed by late 2025 or early 2026. This is one of the new projects in Colonia Hollywood. This looks like it will be a very good building to buy in because it has great design, good location, and a really good builder with good reputation.

What are general prices for real estate in Colonia Hollywood?

We do not have an MLS system in place in this part of Mexico, but prices tend to be similar when it comes to square meters. Where prices change are when a building has more amenities. By amenities we mean, parking space, pool, common areas, concierge, security, Coworking space, and things like these. Buying presale often gets you the better selection of what you unit you want and also more favorable pricing. We did not include exact prices in our video because many of the condos will be sold in the coming months and prices change as buildings sell out or other factors influencing the market. We will provide you with some general prices though. 

  • Studios and 1-bedroom condos range from about $150,000-$200,000 USD. 
  • Two-bedroom condos range from about $250,000-$300,000 USD. 
  • Threed bedroom units and penthouses average around $500,000 USD with some of the top penthouses going for just over $700,000.
