Distrito Xcalacoco Beach is a new residential condo project on the north end of Playa del Carmen. These condos are just behind The Fives Beach Resort and will have services that are unique to find in the Riviera Maya. Where is the Distrito Condo Project?
On the north end of Playa del Carmen, you will find the Corasol neighborhood. Between this private gated community and the Mayakoba property, with its four five-star hotels and the Grand Velas five-star resort, you will find Distrito Xcalacoco Beach Condos. This means you are bookended by some of the highest-end properties in the Riviera Maya. You are also in between two of the nicest golf courses in the Riviera Maya, Gran Coyote and the El Camaleón Golf Course at Mayakoba.
Distrito Xcalcoco Beach is behind The Fives Beach Hotel. It is 600 meters from the beach, which is walkable. Residents also have access to a golf cart shuttle to the beach club, or you can drive and use the private parking lot at the beach. The Cancun Airport is about a 45-minute drive away.
What are the Condos Like at Distrito Xcalacoco Beach?
This unique development offers one-, two-, and three-bedroom condos, as well as penthouses. Each unit features spacious terraces, floor-to-ceiling windows, and premium finishes. Units come with appliance packages. There is also a full support staff that can arrange furniture packages, making it easy to have a move-in-ready condo if you don’t want to furnish it yourself.
Distrito condos are fully electric, meaning the stovetops and hot water heaters are electric.

Amenities at the Private Beach Club
Another thing that makes these condos stand out is the private beach club available to owners of Distrito Condos. Unlike some condo complexes that charge extra for beach club access or are farther from the beach, these condos are only 600 meters from the beach and have a dedicated private beach club.
You will have three options for getting to the beach club. There is a golf cart shuttle that will take owners to the beach club through The Fives Property. You could walk or ride a bike because it is so close or you can drive. The beach club has a private parking lot that will accommodate about 30 cars.
Besides the gated private parking, you will find an infinity pool, restaurant with bar, loungers, cabanas, and bathrooms.
If you are not familiar with the Xcalacoco Beach, it is a nice beach that is not as busy as the beaches in the downtown of Playa del Carmen. It also has many palm trees and gets less seaweed than many other beaches.

Distrito Xcalacoco Beach is being developed by TM Real Estate Group, a Spanish real estate company based in Alicante. TM Real Estate Group has more than 57 years of experience and has delivered more than 25,000 homes along Spain’s Mediterranean coast. They also have experience developing projects in the Riviera Maya, which is an important consideration for buyers looking at a new development.
Especially when buying presale, it is important to do your research and understand the developer’s history and reputation. Our own research did not uncover any major issues that stood out to us, but buyers should always conduct their own due diligence.
